JOB DESCRIPTION

Job Duties and Responsibilities

  • Manage, plan, prioritize, organize, control, report, evaluate, and adjust facilities maintenance operations, pest management, landscaping and snow removal to ensure conformance with the Contract and NIKA Policies/Procedures.
  • Coordinate service order and maintenance support for Central Utility Plant equipment and all mechanical and/or electrical systems
  • Responsible for managing the maintenance service, repairs and preventive maintenance in the areas of HVAC, plumbing, carpentry, painting, machine, central utility plant and electrical servicing in conformance with the contract.
  • Responsible for the day-to-day direct supervision and development of Trades’ Leads, to include scheduling, work assignments, dispatching, training, motivation and progressive discipline.
  • Assist with the day-to-day implementation of the open-work order activities, strategically planning & managing to ensure conformance with established contract requirements.
  • Strategically plan & manage the Project Preventive Maintenance (PM) Program to ensure conformance with established PM schedules, suggest changes to improve operation or reliability of the equipment and 100% completion on-time.
  • Actively monitor and ensure employee conformance with established occupational safety & health program elements. Assist with immediate correction when unsafe behavior is observed or reported.
  • Actively monitor and ensure employee conformance with established Quality Assurance Program elements. Assist with immediate correction when non-conformant work quality is observed or reported.
  • Give specific guidance and direction to the pest, landscaping and snow removal subcontractors ensuring they complete all contract requirements completely, and on-time
  • Coordinate workforce management & contract compliance efforts with other Managers, as appropriate.
  • Interface with, monitor and control select subcontractors.
  • Prepare required reports and analyses as required, ensuring required documentation is maintained and submitted as contractually required.
  • Recommend measures to improve maintenance methods and equipment performance.
  • Assist with ordering parts, materials & tools; ensuring accuracy, cost saving efforts and expeditious delivery.

Required Qualifications and Skills

  • Ability to obtain and maintain a Secret Security Clearance.
  • Be a citizen of the United States.
  • BS Degree or ten (10) years’ experience as a manager in a multidiscipline environment of similar scope and complexity as supportedby this contract.
  • Knowledge of methods, materials, tools, and equipment used in the installation, maintenance, and repair of large facility/plant trades, to include but not limited to: HVAC, refrigeration, plumbing, ventilation, heating, electrical, carpentry, painting, air conditioning systems and equipment; central utility plant, electrical theory; building codes and air quality regulations
  • Strong interpersonal and communication skills. Able to effectively communicate, both written and verbal, in English.
  • Be able to constructively interact with Associates, Customers, Support Staff, Management and Corporate Staff.
  • Excellent computer skills, to include the ability to use Maintenance Management Systems, and software programs such as Microsoft Windows, Outlook, and Excel.
  • Excellent time management skills and ability to multi-task and prioritize work.
  • Attention to detail and problem-solving skills.
  • Strong organizational and planning skills.

Licenses, Certifications, Registrations

  • Must maintain all required city/county/state license(s) and/or certification(s), where applicable.
  • Registered Professional Engineer license desirable.
  • Required to maintain a valid state driver’s license
